BirchBuild develops and builds residential and mixed-use projects across Chicago's West Side and North Side neighborhoods. We also provide construction management for other developers and investors who need experienced oversight on their own projects. The work spans new construction, gut rehab, mixed-use development, and condo conversion — all within a concentrated cluster of neighborhoods where we have deep, project-by-project experience.
That concentration is deliberate. Knowing a neighborhood means knowing its zoning quirks, its permitting history, which GCs have operated there, and what inspectors consistently flag. That kind of ground-level knowledge isn't transferable from a spreadsheet. It's built one project at a time.
Having developed 35+ buildings ourselves gives us a perspective that pure consulting firms don't have. We've dealt with the same budget pressures, permitting delays, and subcontractor issues that our clients face — which is why we can manage their projects with the same rigor we apply to our own.

Eugene founded BirchBuild after years of developing residential and mixed-use buildings across Chicago's near-northwest side. That hands-on development experience — navigating permitting, managing GCs, solving problems on site — is the foundation of everything BirchBuild does, whether on its own projects or for clients.
Every BirchBuild project is managed with principal involvement. Not a junior coordinator checking boxes — the same person who took on your project is the one walking the site, reviewing the draw, and on the phone with your GC when something doesn't add up.

Whether we're developing a project or managing one for a client, we're accountable for the outcome. On CM engagements, our fee is fixed — we don't mark up materials or take a cut from the GC.
